A considerable amount of literature has been produced on how colleges have succeeded and failed to develop a mutually beneficial relationship with their local communities. The positive impacts that colleges have on their towns is well documented. However the consequences of revitalization projects have not been studied to the same extent. Keeping the literature&#8217;s recommended practices in mind, we have examined the current status of the Downtown Waterville project to outline its potential economic impacts.<\/p>\n<p>Due to the significant connection between Colby and Waterville, we decided to take a closer look at how their shared interests will be impacted by the downtown partnership. More specifically we analyzed the potential for gentrification as a result of this revitalization and what it entails for Waterville stores, residents and students who live in the community.<\/p>\n<h3><em><b><br \/>\nOff-Campus Housing<\/b><\/em><\/h3>\n<p>C<img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-107 alignleft\" src=\"http:\/\/web.colby.edu\/off-the-hill\/files\/2016\/05\/Screen-Shot-2016-05-09-at-1.47.20-PM-300x219.png\" alt=\"Colby Castle\" width=\"300\" height=\"219\" srcset=\"https:\/\/web.colby.edu\/off-the-hill\/files\/2016\/05\/Screen-Shot-2016-05-09-at-1.47.20-PM-300x219.png 300w, https:\/\/web.colby.edu\/off-the-hill\/files\/2016\/05\/Screen-Shot-2016-05-09-at-1.47.20-PM-768x561.png 768w, https:\/\/web.colby.edu\/off-the-hill\/files\/2016\/05\/Screen-Shot-2016-05-09-at-1.47.20-PM.png 778w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>olby plans to transform one of the purchased buildings into off-campus student housing. Although no final decisions have been announced, the downtown dorm is being considered as an exclusive alternative to off-campus housing. We interviewed local landlords and their student tenants to discover the potential economic impacts of this housing situation, and it seems both students and landlords may take a financial hit.<\/p>\n<ul>\n<li style=\"font-weight: 400\">Several landlords expressed that renting to Colby students provide a significant amount of their income &#8212; in some instances almost a third.<\/li>\n<li style=\"font-weight: 400\">Some Colby students explained the benefits of being reimbursed for living off campus, sharing that some could not afford the tuition without the reimbursement. Due to the likeness between these two projects, Hyde Park served as a useful case study for analyzing the potential economic impacts of the revitalization in Waterville.<\/p>\n<ul>\n<li style=\"font-weight: 400\">A prominent Hyde Park community member stated, \u201cThe University\u2019s goal is to make [53rd Street] upscale. Anything that detracts from that goal must go.\u201d<\/li>\n<li style=\"font-weight: 400\">Throughout the redevelopment, the University was criticized for being out of touch with the community\u2019s needs (<a href=\"http:\/\/www.theatlantic.com\/education\/archive\/2014\/12\/no-its-not-gentrification-its-something-else\/383645\/\">Jackson, 2015<\/a>)<\/li>\n<li style=\"font-weight: 400\">Redevelopment of 53rd Street introduced new apartments, forcing students and other locals to move due to increased rent prices<\/li>\n<li style=\"font-weight: 400\">Similar to the one Colby designed, the University of Chicago created a blog in 2009 that aimed to provide the community with continuous updates on the redevelopment; yet many community members still felt uninformed (<a href=\"http:\/\/chicagomaroon.com\/2013\/03\/12\/the-road-ahead\/\">Crane and Bendaas 2013<\/a>; <a href=\"http:\/\/chicagomaroon.com\/2013\/03\/01\/university-receives-preservation-award\/\">Li 2013<\/a>)<\/li>\n<li style=\"font-weight: 400\">Due to mistrust between the University and the community, local organizations mobilized to effectively impact the University\u2019s actions (<a href=\"http:\/\/chicagomaroon.com\/2013\/03\/12\/the-road-ahead\/\">Crane and Bendaas 2013<\/a>; <a href=\"http:\/\/chicagomaroon.com\/2013\/03\/01\/university-receives-preservation-award\/\">Li 2013<\/a>)<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>It is in a college&#8217;s best interests to ensure the social and economic well-being of the town it is part of.
